When the Slab Is the Style

Not every space wants a new surface on top of the concrete. Downtown lofts, galleries, coffee shops and converted warehouses across Los Angeles are built around the look of the slab itself — and grind and seal is how that look gets durable. We diamond-grind the floor flat and clean, repair cracks and divots, and seal the exposed concrete under a clear protective coat.

The grinding is the same preparation standard we bring to every garage and commercial install: machine-ground to a true bonding profile, vacuumed clean, repaired rigid. The difference is what goes on top — instead of an opaque coating system, a clear seal that stops dusting, resists stains and brings out the slab's natural variation. Materials are VOC-free, so occupied buildings keep operating while we work.

What Grind and Seal Costs

Grind and seal installs at $6.50–$9 per square foot — $2,600–$3,600 for a space up to 400 sq ft. It is the most economical floor we offer, and every project starts at $2,600.

Want color or more protection for the same slab? Solid color epoxy adds an opaque wearing surface, and quartz adds slip-resistant texture — the LA epoxy guide compares every system and price side by side.

Grind and Seal FAQ

What exactly is grind and seal?

Grind and seal means we diamond-grind the existing slab to expose clean, fresh concrete, repair cracks and divots, then protect the surface under a clear seal. The slab itself is the finish — what you see is your own concrete, flattened, cleaned up and sealed against stains and dusting.

How is grind and seal different from an epoxy coating?

An epoxy system builds an opaque new wearing surface over the slab — a moisture-barrier epoxy basecoat plus a decorative layer and a UV-stable polyaspartic topcoat. Grind and seal keeps the concrete visible and simply seals it. It costs less and suits the industrial-modern look, while a full coating system adds more build, more chemistry and a longer warranty.

What does grind and seal cost in Los Angeles?

Grind and seal runs $6.50 to $9 per square foot installed — $2,600 to $3,600 for a space up to 400 sq ft. Every project starts at $2,600, and the exact number comes from a free on-site measure.

Will a sealed concrete floor still stain?

Far less than bare concrete. Bare slab drinks oil, wine and tire marks into the surface; the seal closes those pores so spills sit on top long enough to wipe up. Heavy chemical exposure or standing automotive fluids are better served by a full epoxy system, which we will tell you plainly during the estimate.

Where does grind and seal make the most sense?

Lofts and creative offices that want the raw-concrete look, retail floors that need a clean durable surface on a budget, warehouses where appearance matters less than dust control, and garages where the budget leads. If the slab has heavy patching or ugly repairs, a flake or solid color system hides them better — grind and seal shows the slab as it is.
