Why flake wins in LA

The Finish That Hides Life and Grips Tires

Flake is the workhorse of Los Angeles garage floors for a simple reason: the blended chips camouflage the dust, tire scuff and daily grit that a plain floor broadcasts to the whole room, while the texture they leave in the topcoat keeps the surface grippy even wet. It reads as finished stone from the curb and sweeps out like glass.

Underneath the looks is the same chemistry we bring to every install. The slab is opened by diamond grinding to a true bonding profile, cracks are repaired rigid, and a moisture-barrier epoxy basecoat goes down wet to receive the broadcast. We then throw flake to full rejection — the floor takes chips until it cannot hold another — before sealing everything beneath a clear UV-stable polyaspartic topcoat. Open the garage door to full sun every day for years; the color stays put and hot-tire pickup stays a stranger.

The flake system process

Eight Steps, One Day

This is the schedule our crews run on a standard two-car garage — in at 7, topcoat down by evening.

1

Preparation — diamond grinding

Machines cut the bonding profile the coating needs. Acid etching never touches our floors.

2

Cleaning

Every pass is vacuumed until the slab is bare and dust-free.

3

Repairs

Cracks and divots filled with rigid filler, then ground level with the slab.

4

Vertical coating

Stem walls and steps get coated so the finish turns corners cleanly.

5

Basecoat application

The moisture-barrier epoxy basecoat rolls on wet and keys into the profile.

6

Flakes broadcasting

Your chart blend is thrown into the wet basecoat to full rejection.

7

Scraping & vacuuming

What didn't bond gets scraped and vacuumed away; what stayed is locked in.

8

Topcoat application

The UV-stable polyaspartic topcoat seals the system for the long haul.

Build options

Three Ways to Build a Flake Floor

Every flake floor we install starts from the same engine — a pigmented moisture-barrier basecoat, a full-rejection flake broadcast, and a UV-stable polyaspartic topcoat. From there, the build scales up for smoother texture, a different sheen, or maximum moisture protection.

Standard 3-layer flake system diagram: concrete slab, pigmented basecoat, full flake broadcast, clear polyaspartic topcoat

Standard 3-Layer System

The one-day install most garages get — everything a flake floor needs, nothing it doesn't.

  • MVB pigmented basecoat — epoxy or polyaspartic, with the moisture vapor barrier built into the first coat
  • Full broadcast of flakes — thrown to full rejection, so the texture is dense and even
  • Polyaspartic topcoat — UV-stable, hot-tire safe, cured for feet the same evening

Double Topcoat

The standard build plus a second topcoat for a smoother hand and your choice of sheen.

  • Same three layers as the standard system
  • Optional sanding between coats if you want the floor noticeably smoother underfoot
  • Second coat in urethane for a gloss finish or matte polyaspartic
  • Optional slip-resistant additive — 240 grit (fine), 80 grit, or 30 grit for the most aggressive bite
5-layer flake system diagram: clear moisture vapor barrier, pigmented polyaspartic basecoat, flake broadcast, polyaspartic topcoat and final finish coat

5-Layer System

The maximum build — a dedicated clear moisture vapor barrier under the color coat for slabs that need the most protection.

  • Clear moisture vapor barrier as its own first layer
  • Pigmented polyaspartic basecoat
  • Full broadcast of flakes to rejection
  • Polyaspartic topcoat
  • Optional sanding, then a urethane gloss or matte polyaspartic final coat — with the same optional aluminum-oxide slip-resistant aggregate (240 / 80 / 30 grit)

Flake questions

Flake Flooring FAQ

What does full-rejection flake broadcast mean?

It means we keep throwing flake into the wet basecoat until the surface physically cannot accept another chip — the floor rejects the excess. That saturation is what gives a professional flake floor its even, dense texture. Thin DIY sprinkles leave bald spots that show roller marks and wear through early.

Is a flake floor slippery when wet?

Less than almost any other coated finish. The embedded chips leave a fine orange-peel texture in the topcoat that gives tires and shoes grip even with water on the floor, which is why flake is also our go-to for pool decks and laundry rooms. An additional anti-slip additive can be blended into the topcoat on request.

How much does epoxy flake flooring cost in Los Angeles?

Flake runs $6.50 to $10 per square foot installed in Los Angeles. A two-car garage up to 400 sq ft lands between $2,600 and $4,000, finished in one day. Every project starts at $2,600, and the firm number comes from a free on-site measure.

How many flake colors can I choose from?

Our color chart carries the full standard and marble flake collections — over two dozen in-stock blends from bright grays and tans to blue-accent and black-dominant mixes. Because we stock our own material, chart colors are available without special-order lead times.

How soon can I use the garage after a flake install?

You can walk on the floor the evening of the install, carry boxes back in the next morning, and park on it within 48 to 72 hours. The fast turnaround comes from the UV-stable polyaspartic topcoat, which cures far quicker than old-style epoxy sealers.
